Chimney Stack Repairs and Rebuilds across Greater London

Chimneys take more weather than any other part of the roof. Mortar joints wash out, the flaunching around the pots cracks, and lead flashing at the base can split or pull away from the brickwork. Each of these lets rain into the stack, and from there into the loft, the chimney breast or the rooms below. On older London houses, a leaning or loose stack can also become a safety risk to the roof and to anyone underneath it.

Ashlar Roofing carries out the full range of chimney repairs, from repointing and new flaunching to fitting pots and cowls and renewing lead flashing. Where a stack above the roofline is unsafe, it can be taken down and rebuilt. If a chimney is no longer in use, we can fit a ventilated cap so rain stays out while air still moves through the flue, which helps stop damp from building up inside the chimney breast.

Why choose us

Why Choose Ashlar Roofing for Chimney Repairs

Leaks Traced to Source

Damp near a chimney can come from the pots, the brickwork or the flashing, so we find the actual cause before recommending work.

Leadwork Handled Too

Because we also carry out leadwork and roof repairs, the flashing and surrounding tiles are dealt with alongside the stack.

Emergency Call-Outs

If a stack has been damaged in a storm or is letting water in, we prioritise active leaks and storm damage.

Quote Agreed First

The repairs and their cost are set out plainly in a quote agreed with you before work starts.

What Affects the Cost of Chimney Repairs

The cost of chimney work depends on:

  • Access and the scaffolding needed to reach the stack
  • The height and condition of the chimney
  • Whether the job is repointing, flaunching or a full rebuild
  • How much lead flashing needs replacing
  • The number of pots, cowls or caps required

How We Carry Out Chimney Repairs

The main stages of the job, from the first inspection to the final check.

  1. Inspect the Stack

We look at the brickwork, mortar, flaunching, pots and flashing, and trace where water is getting in. Photos sent beforehand help us plan access.

  2. Arrange Safe Access

Scaffolding or a suitable platform is set up so the chimney can be worked on safely from every side.

  3. Carry Out the Repairs

Joints are raked out and repointed, flaunching and pots renewed, and flashing replaced or the stack rebuilt, in line with the agreed scope.

  4. Check the Surrounding Roof

Tiles around the stack are checked for disturbance, and we confirm with you that all the agreed work is complete.

FAQs

Common Questions About Chimney Repairs

Why is my chimney breast damp?

Common causes include rain entering through open pots, porous brickwork, failed flaunching or split flashing. A disused chimney sealed without ventilation can also trap moisture. Working out which applies decides whether the fix is on the roof, inside the flue or both.

Can a disused chimney be capped?

Yes. A ventilated cap keeps rain out of the flue while still letting air circulate, which helps the chimney dry out. Sealing a flue completely at the top and bottom can trap condensation, so some airflow is important.

Do I need permission to rebuild or remove a chimney stack?

Like-for-like repairs usually need no permission. Removing a stack, or rebuilding it in a different form, can need consent in a conservation area or on a listed building, and a stack shared with a neighbour may involve the Party Wall Act. Check with your council if you are unsure, and we can explain what the work involves.

How do I know if my chimney needs repointing?

Signs include mortar you can scrape out with a key, visible gaps between bricks, plants growing from the stack and damp patches near the chimney breast. Exposure, the original mortar and the condition of the bricks all affect how quickly joints wear.

What does flaunching do?

Flaunching is the sloped mortar bed at the top of the stack that holds the pots in place and throws rainwater off. When it cracks, water runs into the stack and the pots can work loose, so cracked flaunching is worth repairing quickly.
