Leadwork

Lead Flashings, Valleys and Bay Roofs in Greater London

Most roof leaks start at a junction rather than in the middle of the tiles: where the roof meets a chimney, a wall, a dormer or another slope. Lead is the traditional material for sealing those joints because it is durable, easy to shape on site and lasts a long time when it is fitted at the right thickness. Ashlar Roofing installs and replaces lead flashings, soakers, aprons, valley linings and lead-covered bay roofs, on pitched and flat roofs alike, so water is carried past each joint rather than into it.

Sheet lead is graded by code, which reflects its thickness. Code 4 is commonly used for flashings and soakers, while Code 5 is often chosen for valleys, gutters and bay roofs, where the lead handles more water and more wear. Lead expands and contracts with temperature, so it is fitted in lengths of around 1.5 metres or less, with laps between pieces, which stops it cracking. Cover flashings are wedged and pointed into a chase cut in the brickwork, and new lead is treated with patination oil to prevent the white staining fresh lead can leave on walls and tiles.

Why choose us

Why Choose Ashlar Roofing for Leadwork

Lead Matched to the Job

We specify the code and length of lead for each detail, so it can move with the seasons without splitting.

Leaks Traced at Source

We look at how water is reaching the inside of the house, rather than simply covering a stain with sealant.

Leadwork with Roofing

Lead can be renewed alongside chimney, tiling or flat roof work, so the junctions and the roof around them are handled by one firm.

What Affects the Cost of Leadwork

The price of leadwork depends on:

  • The type of detail, such as a flashing, valley, apron or full bay roof
  • The code of lead required and the quantity used
  • Whether surrounding tiles or slates need to be lifted and relaid
  • Repointing or brickwork repairs at the chase
  • Access to the chimney, valley or bay

How We Carry Out Leadwork

The main stages of the job, from the first inspection to the final check.

  1. Tracing the Problem

We check the existing lead for splits, lifting edges, failed pointing and incorrect laps to find where water is getting in.

  2. Choosing the Code

The lead thickness is matched to the job, typically Code 4 for flashings and Code 5 for valleys and bay roofs.

  3. Cutting and Dressing

Lead is cut into short sections, dressed to the shape of the roof and wall, and lapped so water always runs over a joint, never into it.

  4. Fixing and Finishing

Flashings are wedged and pointed into the brickwork and patination oil is applied. We then review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Leadwork

How long does lead flashing last?

Correctly sized and fitted lead can last for a very long time. Most failures come from lengths that are too long, the wrong code for the job, or pointing that has crumbled away, rather than from the lead itself wearing out.

Why is my lead flashing leaking?

Common causes are a split from thermal movement, mortar pointing that has fallen out of the chase, a flashing that has lifted in the wind, or soakers that were never fitted. Each has a different fix, so the joint should be inspected before any sealant is applied.

Can lead be repaired, or does it need replacing?

Small issues such as failed pointing or a lifted edge can often be repaired. Split or thin lead is usually replaced, because patching it tends to fail again as the lead keeps moving.

Are there alternatives to lead?

Synthetic flashing products made without lead are available and are sometimes used on new builds. Lead remains the usual choice for period roofs, valleys and bay roofs because of its durability and how well it can be shaped to complex details.

What is the white staining below new lead?

Fresh lead forms a white carbonate on its surface when it first gets wet, which can wash down onto walls and tiles. Applying patination oil after fitting prevents this and lets the lead weather to its natural dull grey.
