Roofline Services

uPVC Roofline Replacement for Homes and Businesses across Greater London

Your roofline is the band of boards running along the eaves and gable ends. Fascias carry the gutters, soffits close off the underside of the overhang and bargeboards finish the gable edge. On many London houses these are still painted timber, and once the paint fails, water soaks in and the wood starts to rot. Rotten boards let gutters sag, give birds and wasps a way into the roof space and leave the ends of the rafters exposed to the weather. Ashlar Roofing replaces tired timber with uPVC that never needs painting and keeps its shape.

We look at the whole edge of the roof rather than one board in isolation. That means checking the rafter feet and the felt or membrane at the eaves, making sure the roof space can breathe through vented soffits or over-fascia vents, and setting new gutters to a steady fall. Where the timber is sound and you want a lower-cost option, cappings can be fitted over it, and we will say plainly when the boards underneath are too far gone for that. Because roofs, roofline and walls are all handled by one firm, related faults can be fixed while the access is up.

What Our Roofline Services Service Covers

The main parts of the job, each listed in your quote.

  • Rotten timber fascias, soffits and bargeboards removed, so decay is dealt with rather than hidden
  • New uPVC boards that never need painting and resist rot and warping
  • Vented soffits or over-fascia vents to keep the roof space dry and limit condensation
  • Eaves protection trays where the old felt has perished, so rainwater drains into the gutter
  • Gutters and downpipes refitted to a steady fall so water clears quickly
  • Gable-end bargeboards and trims finished neatly to keep wind-driven rain out of the verge

Why choose us

Why Choose Ashlar Roofing for Roofline Services

Decay Removed, Not Covered

We take rotten boards off rather than hiding them under cappings, so the problem does not carry on out of sight.

Roof and Roofline Together

Tiles, ridges, gutters and walls are all within our services, so faults found at the eaves can be repaired without bringing in another firm.

Ventilation Built In

Vented soffits or fascia vents form part of the specification, which helps prevent condensation and timber rot in the loft.

What Affects the Cost of Roofline Services

The cost of a roofline job depends mainly on:

  • The total length of fascia, soffit and bargeboard being replaced
  • Full replacement, or capping over existing timber that is still sound
  • Whether rafter ends or eaves felt need repair behind the boards
  • Access, including scaffold or towers for taller or terraced houses
  • The colour or woodgrain finish you choose

How We Carry Out Roofline Services

The main stages of the job, from the first inspection to the final check.

  1. Survey the Roofline

We check every run of fascia, soffit and bargeboard, along with the rafter feet behind them, and photograph anything that needs attention.

  2. Agree the Specification

You choose between full replacement and cappings where the timber allows it, plus the colour and finish, and we agree a quote before work starts.

  3. Strip and Replace

Old boards and gutters come down, any rotten rafter ends are repaired, and the new uPVC boards, vents and eaves trays are fixed in place.

  4. Refit and Review

Gutters and downpipes go back on to the correct fall and the site is cleared. We then review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Roofline Services

How do I know if my fascias need replacing?

Flaking paint, soft or crumbling wood, gutters that sag or drip at the joints, and gaps where birds get in are the usual signs. If a screwdriver sinks easily into the board, the timber has rotted and replacement is the sensible route.

Is uPVC a good replacement for timber roofline?

uPVC does not rot and never needs painting, which is why it has become the usual choice for fascias and soffits. Timber can still suit some period or listed buildings, and we can discuss it where the appearance of the house matters.

What is the difference between cappings and full replacement?

Cappings are thin uPVC covers fixed over the existing boards, while full replacement removes the timber and fits structural uPVC boards in its place. Cappings only make sense when the wood underneath is sound and dry; otherwise the rot carries on hidden.

Do I need scaffolding for roofline work?

Most roofline work needs a safe working platform at eaves height. Depending on the house, that can be a scaffold or mobile towers, and the access is included in the quote so you know the cost beforehand.

Will new fascias and soffits help with condensation in my loft?

They can. Vented soffits or over-fascia vents let air move through the roof space, carrying moist air away before it condenses on the timbers and insulation.
