Dry Ridge Roofing

Dry Ridge and Dry Verge Systems for Greater London Homes

On many older roofs the ridge tiles are held on by mortar alone. Over time, frost, movement and weather crack the bedding, ridge tiles loosen, and in strong winds they can lift off entirely. Water also finds its way in through the gaps. A dry ridge system replaces that mortar with a mechanical fixing: each ridge tile is screwed or clipped down to a continuous ridge batten or a fixing bracket, and a weatherproof roll seals the joint underneath. The ridge stays firmly in place and does not need repointing.

BS 5534, the British Standard for slating and tiling, was revised in 2014 to require ridge and hip tiles to be mechanically fixed, with mortar no longer relied on alone. Dry systems are one of the most common ways of meeting that standard, and many include ventilation at the ridge to help the roof space breathe. Ashlar Roofing fits dry ridge and dry hip systems on tiled and slate roofs, along with dry verge units on gable edges where the old mortar verge has failed, on new roofs and existing ones.

What Affects the Cost of Dry Ridge Roofing

The cost of a dry ridge installation mainly depends on:

  • The length of ridge and the number of hips
  • Whether dry verge is needed along gable ends as well
  • How many ridge tiles are broken and need replacing
  • The tile or slate profile, which decides the system used
  • Access, including whether scaffolding or a tower is needed

How We Carry Out Dry Ridge Roofing

The main stages of the job, from the first inspection to the final check.

  1. Checking the Ridge

We inspect the ridge, hips and verges for loose tiles and water damage, and confirm the system suits your tile profile.

  2. Lifting Old Tiles

Ridge and hip tiles are lifted and the old mortar is cleared away. Any damaged tiles are set aside for replacement.

  3. Fitting the System

A ridge batten or brackets are fixed, the ridge roll is dressed over the tiles either side, and each ridge tile is mechanically secured.

  4. Verges and Finish

Dry verge units are fitted along gable edges where needed. We then review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Dry Ridge Roofing

Is dry ridge better than mortar?

For most roofs, yes. Mortar cracks with movement and weather and needs repointing, while a dry system holds each tile mechanically and keeps working without regular maintenance. It is also the way BS 5534 now expects ridge and hip tiles to be secured.

Do I have to replace my mortar ridge if it is not leaking?

There is no legal requirement to upgrade an existing roof. However, if the mortar is cracked or ridge tiles have moved, re-bedding them in mortar only restarts the same cycle. Converting to dry ridge is usually the longer-lasting fix.

Can my existing ridge tiles be reused?

Usually, yes. Sound ridge tiles are lifted, cleaned of old mortar and refitted on the new system. Any that are cracked or chipped are replaced with matching tiles.

Does dry ridge work on slate roofs?

Yes. There are dry ridge systems designed for slate as well as for most common tile profiles. The roll and fixings are chosen to suit the shape of the roof covering so the joint stays weathertight.

How long does fitting dry ridge take?

On a typical house, a ridge and its hips can often be completed in a day or two once access is in place, with dry verge adding a little more time. Weather and the number of replacement tiles needed can affect this.
