Tiled Roofs

Concrete and Clay Tiled Roofs in Greater London

Tiles are the most common covering on pitched roofs, and the type on your house shapes how it looks, what it weighs and how it should be repaired or replaced. Concrete interlocking tiles are widespread on post-war homes because they are economical and quick to lay. Clay plain tiles, small and double-lapped, give the close, textured finish seen on many Edwardian and Arts and Crafts houses. Pantiles, with their S-shaped profile, suit outbuildings, extensions and some period styles. Ashlar Roofing lays and repairs all three, in both concrete and clay.

A good tiled roof comes down to detail: the correct batten gauge for the tile, a tile rated for the pitch of your roof, and a fixing pattern that matches its exposure to wind. We fix tiles with nails and clips as the manufacturer specifies, form valleys and verges to suit the tile, and finish ridges and hips with mechanically fixed systems. If you want to match existing tiles on an extension or a neighbouring roof, we can source reclaimed or close-match tiles so the new section blends in with the old.

Why choose us

Why Choose Ashlar Roofing for Tiled Roofs

Concrete and Clay Covered

We work with interlocking, plain and pantile profiles, so the advice you get is not limited to one product.

Fixed to the Specification

Fixings follow the tile manufacturer's guidance for your roof's pitch and exposure, which is what keeps tiles in place during storms.

Matching Existing Roofs

Where only part of a roof is renewed, we look for tiles that match in colour and profile so the finished roof looks consistent.

A Price You Agree First

The scope and cost are set out in a quote agreed before work starts, for homes and commercial buildings alike.

Pricing

What Affects the Cost of Tiled Roofs

Several things shape the price of a tiled roof:

  • Concrete or clay, and an interlocking, plain or pantile profile
  • Roof area and pitch, as plain tiles need more tiles and battens per square metre
  • How much of the existing roof timber needs repair
  • Sourcing reclaimed or matching tiles for a period property
  • Scaffolding and access to the roof

The work

How We Carry Out Tiled Roofs

The main stages of the job, from the first inspection to the final check.

  1. Choosing the Tile

We check the roof pitch, the existing tile and any planning constraints, then recommend tiles that will perform at that pitch and suit the property.

  2. Preparing the Roof

Old tiles and battens are stripped and the timbers checked. A breathable membrane is laid, with new battens set to the right gauge.

  3. Laying and Fixing

Tiles are laid from the eaves upwards, each one nailed or clipped as the specification requires, with valleys formed to carry water away cleanly.

  4. Finishing the Edges

Ridges, hips and verges are mechanically fixed. We then review the completed work with you and confirm everything has been done as agreed.

FAQs

Common Questions About Tiled Roofs

Are clay tiles better than concrete tiles?

Each has strengths. Clay tiles hold their colour, weather attractively and generally last longer, which is why they are often chosen for period homes. Concrete tiles cost less, are hard-wearing and quick to lay, and their colour fades gradually over time. The right choice depends on your budget, the look of the house and any planning requirements.

Can I swap my old tiles for a different type?

Often, yes, but the new tile must suit the roof's pitch, and a heavier tile may mean the roof structure needs checking. Changing the appearance of the roof can also need planning permission in a conservation area. We check both points before recommending a change.

Can you match the tiles on my existing roof?

In most cases. Many concrete profiles are still made, and older clay tiles can usually be matched with reclaimed stock. Where an exact match is not available, we discuss the closest options with you before any tiles are ordered.

How long does a tiled roof last?

It depends on the tile and how well it was fixed. Clay tiles can last a very long time, and concrete tiles have a shorter but still long service life. Often it is the battens, felt or fixings that fail first, which is why a re-tile replaces those layers too.

Will scaffolding be needed?

For almost all re-tiling work, yes. Scaffolding gives safe access along the eaves and verges and allows the roof to be stripped and laid in an orderly way. For small tile repairs, other safe access methods are sometimes possible.
