Rubber Roofs

EPDM Rubber Roof Installation across Greater London

EPDM is a synthetic rubber membrane that can cover most domestic flat roofs in a single sheet. With no joints across the main area of the roof, there are very few places for water to get in, and the rubber stays flexible as it heats up and cools down through the seasons. That makes it a strong choice for extensions, dormers, garages and porches across Greater London where you want a durable, low-maintenance covering.

Ashlar Roofing installs adhesive-bonded EPDM systems, so no naked flame is used on your roof. That matters on homes with timber cladding, close neighbours or roofs directly under bedroom windows. The membrane is bonded to a prepared deck, dressed up walls and around outlets, and finished with purpose-made trims. EPDM membranes are commonly sold with long manufacturer warranties, and a careful installation on a sound deck is what lets the material perform as intended.

Why choose us

Why Choose Ashlar Roofing for Rubber Roofs

No Flame on Your Roof

Adhesive-bonded EPDM avoids torches entirely, which lowers the fire risk on homes with cladding or close neighbours.

Layout Planned First

We plan the membrane so it covers the roof in as few pieces as possible, reducing the number of weak points.

Careful Corner Detailing

Corners, upstands and outlets are where rubber roofs usually let water in, so they get the most attention.

Domestic and Commercial

We install EPDM on home extensions and garages as well as larger commercial flat roofs.

What Affects the Cost of Rubber Roofs

What an EPDM roof costs comes down to:

  • Roof size, and whether one sheet can cover it
  • The condition of the deck underneath
  • Insulation for a warm roof build-up
  • The number of corners, outlets and pipes passing through the roof
  • Access to the roof and space to handle materials

How We Carry Out Rubber Roofs

The main stages of the job, from the first inspection to the final check.

  1. Measure and Assess

We measure the roof, check the deck and drainage, and work out how the membrane can be laid with as few joins as possible.

  2. Prepare the Deck

The old covering comes off, damaged boards are replaced and the surface is cleaned so the adhesive bonds fully.

  3. Bond the Membrane

The EPDM sheet is laid out and allowed to relax, then bonded to the deck with the system adhesive and smoothed down.

  4. Trim and Seal

Upstands, corners and outlets are detailed and the edge trims fixed. We then confirm with you that everything has been done as agreed.

FAQs

Common Questions About Rubber Roofs

How long does an EPDM rubber roof last?

EPDM is one of the longest-lasting flat roof materials. It resists UV, ozone and temperature changes well, which is why manufacturers commonly back their membranes with long product warranties. The lifespan you get depends on the deck condition, the drainage and how carefully the details are formed.

Can a rubber roof be fitted in cold weather?

Yes, within limits. The membrane can be laid in cool conditions, but the adhesives need a dry surface and temperatures above the manufacturer's minimum, so very cold, damp or frosty days can delay bonding.

Can EPDM go over my existing felt?

Usually not. The old felt is normally stripped so the deck can be checked and the adhesive can bond to a clean, suitable surface. Laying over old felt risks trapping moisture and hiding rot.

What happens if a rubber roof gets damaged?

EPDM can be repaired with compatible patches and primers, so a puncture from a dropped tool or fallen branch does not mean replacing the whole roof.

Does a rubber roof look different from felt?

EPDM has a smooth, matt black finish with clean trims at the edges, while felt has a mineral-chip surface. Both are discreet on most extensions, and the choice usually comes down to the roof's shape, use and budget.
